Private Office - 225 Square Feet (£400 + VAT per calendar month)
This office is at the front of the building with a large window overlooking North Street Presbyterian Church. The large window is perfect for a Printed Vinyl Graphic to give some advertising for your business should you wish to do that.  It's large enough for 2 people with room to spare or 3 people fairly comfortably.  The rental cost is fully inclusive with no hidden extras including all utilities (power and gas heating), High Speed gigabit fibre (cabled and wireless) as well as access to a shared modern kitchen with tea, coffee and cooled water with a table for lunch / breaks.  Access to a 120 square feet meeting room is included free of cost on a first come first served booking basis with a fair use policy in place. 

Private Office - 155 Square Feet (£300 + VAT per calendar month)
This office is at the front of the building with a large window overlooking North Street. VIP Corner Open Plan Office - 130 Square Feet (£200 + VAT per calendar month)
The large corner in our open plan office is being offered as a VIP Corner with a lot of space for up to 2 desks, perhaps a filing cabinet, bookshelf etc. You could place free standing room dividers around this space to enhance privacy.  It would be perfect for 2 people. The rental cost is fully inclusive with no hidden extras including all utilities (power and gas heating), High Speed gigabit fibre (cabled and wireless) as well as access to a shared modern kitchen with tea, coffee and cooled water with a table for lunch / breaks.  Access to a 120 square feet meeting room is included free of cost on a first come first served booking basis with a fair use policy in place.  This space would be ideal in allowing you to point your PC screen towards a wall for complete privacy when working in the open plan space.

Orange Corner - 90 Square Feet (£180 + VAT per calendar month)
With bright orange walls (don't panic we can tone them down if you wish) this corner space has ample room for 1 person with space for perhaps a filing cabinet, bookshelf etc.  You could place free standing room dividers around this space to enhance privacy. The rental cost is fully inclusive with no hidden extras including all utilities (power and gas heating), High Speed gigabit fibre (cabled and wireless) as well as access to a shared modern kitchen with tea, coffee and cooled water with a table for lunch / breaks.  Access to a 120 square feet meeting room is included free of cost on a first come first served booking basis with a fair use policy in place. This space would be ideal in allowing you to point your PC screen towards a wall for complete privacy when working in the open plan space.

Far Corner - 52 Square Feet (£160 + VAT per calendar month)
The far corner close to the toilet and kitchen this space has room behind the desk to faciliate a book shelf or a filing cabinet.  There is no room to place free standing room dividers in front of the space (due to the toilet door) but there you could place a divider to the side of your desk to help enhance privacy.  This space would be ideal in allowing you to point your PC screen towards a wall for complete privacy when working in the open plan space.

Desk Space - Open Plan Office - 400 Square Feet (£150 + VAT per desk per calendar month)
There are 6 desks to rent in our open plan space giving about 66 square feet of shared space per desk (400 square feet in total).  These desks are ideal for someone needing a cost effective desk in an open plan modern room where complete privacy is not critical.  The rental cost is fully inclusive with no hidden extras including all utilities (power and gas heating), High Speed gigabit fibre (cabled and wireless) as well as access to a shared modern kitchen with tea, coffee and cooled water with a table for lunch / breaks.  Access to a 120 square feet meeting room is included free of cost on a first come first served booking basis with a fair use policy in place.

Day and Week Rates (£10 + VAT per day / £50 + VAT per week)
Subject to availablity until we are full up any spare desks in the open plan office will be available on a day / weekly rate for anyone who needs access to a desk in an office environment.  Call 028 9507 2311 to check availability during office hours.

 

Some points to note but please call Stephen on 02895072311 with any additional questions:

  • Desks are available on a monthly basis with your first months rent being needed up front in advance.  Desk rent is payable in advance falling due on 1st each month. We prefer payment by Direct Debit where possible.   If you start your desk rental mid way through the month we will invoice a pro rata basis for the first month plus the second month up front in advance.  We ask you give 1 month's notice to cancel your desk to allow us time to look for someone to replace you should you need to move on.

  • Lockable Private Offices are available on a rolling monthly rental basis where you can stay as long as you wish as long as you continue to pay your rent.  BWF Hosting LTD are happy to sign a legal rental agreement with anyone should that be required for anyone needing peace of mind that longer access will be permitted.  We ask for a full 30 days notice should you need to move on. It should be noted our current contract with De Courcy Centre allows us a get out clause in October 2024 but we do have an option for a further 5 year term until October 2029.  We have no plans to move anywhere but we can only guarantee the private offices will be available until October 2024 at this time and should we as a company decide to move elsewhere in October 2024 we promise to let you know as far in advance as we know.

  • All prices are fully inclusive and include power, heating and full fibre gigabit internet (both wired and wireless). We will review prices annually and will give tenants at least 2 months notice of any price rises.  It is not in our interest to raise prices needlessly as we want the facility to be full and we promise to be open and transparant with the reasons should we need to pass on an increase.  The pricing we set in May 2022 takes into account the current high cost of Business Gas and Electricity for normal usage in an office space so that will not increase in the short term as it's already factored in.

  • A colour copier and printer is available for use by all tenants.  We operate a print credit system (or we can bill you in arrears if you need higher volumes). Prices for Black and White Printing / Copying is 1.5 pence per sheet A4.  Colour is 15 pence per sheet A4.

  • Access to the building for desks in our open plan space is from 6am to midnight Monday to Friday and 9am - 9pm on Saturday and Sunday.  This fits with the time BWF Hosting Staff are upstairs manning our support desk.  Private Office Tenants will have full 24/7/365 access to the building and will be provided with relevant training in the Alarm and Fire Alarm System in order to facilitate this access.  There is a keyfob system in place for access to the building and you will be issued with either a credit card sized access card or a keyfob that goes on your keyring.

  • There is a professionally installed CCTV system in place that does record in the open plan office.  These recordings are subject to a strict access policy and will generally only be accessed should there be any need to access (theft of equipment etc).  Recordings are retained for 30 days before being overwritten. There is no CCTV in the private offices but you are welcome to install a WIFI based system for your own use if required in the private offices.

  • Each desk in the open plan office has a set of drawers for storage and you are able to bring in your own PC and Monitors if required (or bring and take away a laptop).  We DO NOT provide theft or damage insurance for any equipment you bring into the building and you bring equipment in entirely at your own risk.  We recommend you take your own insurance.  CCTV records 24/7 in the open plan office and will cover the entire area should there ever be an issue.  Tenants renting desks will be asked to strictly agree not to go near or touch anything on another tenants desk without permission from said tenant.

  • Your rent includes access to the shared kitchen where there is Tea, Coffee and Cooled water available free of cost to all tenants.

  • Very Fast (gigabit line) Internet Access is included in your rental. Using our internet connection is subject to your acceopting an acceptable use of the internet policy that we have in place. 

  • We require all users of the building to agree to our Code of Conduct which you can read before signing any agreement and copies of which can be obtained from BWF Hosting LTD on request.
